WinnCompanies is looking for a Director of Market Analysis and Pricing Strategy to join our military housing corporate team in a remote-eligible position.
In this role, you will be responsible for housing market data collection and demand analysis and making recommendations about property positioning and pricing for both future residents and current resident renewals.
You will work closely with the Director of Property Management, Leasing Manager, Marketing and Communications Manager, and SVP through collaborative decision-making to implement revenue management strategies and processes to optimize and maximize revenues. You will also track and evaluate the effectiveness of defined strategies and tactics across the portfolio and make recommendations for adjustments on an ongoing basis and prepare historical and forecast reporting and analysis of pricing and revenue opportunities.
Please note that the pay range for this position is $110,000 to $125,000 per year, depending on experience. Additionally, applicants must live in a state that WinnCompanies operates in to be considered for remote roles.

Responsibilities

  • Drive Economic Occupancy and Maximize Revenue: Implement revenue management strategies and processes to optimize and maximize revenues across the portfolio. Track and evaluate strategies to analyze the effectiveness and provide portfolio-level reporting and analysis of pricing and revenue (historical, current, forecast) as requested.
  • Stakeholder Reporting: Provide Project Review market data analysis materials as requested along with talking points for site leadership.
  • Pricing and Positioning Recommendations: Provide recommendations based on research and data analysis to site leadership on a regular basis to include prospect and renewal pricing strategy recommendations. Analyze data related to resident renewals at least 90 days in advance to provide site-specific recommendations. Assist with documentation of pricing and renewal strategies. Host consultation calls with each Project to review strategy recommendations, adjustments, and performance on an ongoing basis.
  • Analyze Market Data: Perform market survey updates and housing market data collection regularly for the portfolio using consistent industry sources. Utilize and develop effective analysis and evaluation tools.

Requirements

  • Associate's degree.
  • 5-8 years of relevant work experience.
  • 3-5 years of supervisory/managerial experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Advanced skills with Microsoft Office applications.
  • Ability to learn quickly, particularly with regard to technology.
  • Ability to produce complex documents, perform analysis, and maintain databases.
  • Ability to manage multiple tasks, deadlines, and priorities.
  • Excellent written and verbal communication skills.
  • Strong financial acumen.
  • Superb attention to detail and organizational skills, a high level of accountability, and an ability to work autonomously.
  • Demonstrated sound judgement.

Preferred Qualifications

  • Bachelor's degree.
  • Proficiency in Yardi or other property management software.
  • Industry experience in setting rents, studying market information, or outlining pricing strategies.
