In my land acquisition work, I analyze vacant land for zoning, setbacks, minimum lot sizes, utilities, flood zones, access, terrain, and buildability. I also verify property information by working with county planning, zoning, and assessor offices and by conducting public records and ownership research.

I’m known for strong comparable sales analysis—factoring proximity, acreage, sale date, and market conditions to estimate market value. I translate findings into clear pricing recommendations and identify key investment risks like steep terrain, access limitations, zoning restrictions, and development constraints.

I’ve also supported operational transitions as a Transition Consultant / Subject Matter Expert, coaching new agents and serving as a process expert. I bring that same structured, detail-first mindset to real estate research, using tools like Google Sheets, GIS/assessor resources, and CRM platforms to keep records accurate and decisions well-supported.
