I have more than five years analyzing and underwriting residential real estate. I started as a licensed CPA, then moved into valuation because I wanted the work of pricing a property and judging the return, not only recording the result. I was fortunate to underwrite for a high-volume East Coast wholesaler, where I produced about 30 after-repair values and 15 buy prices a day, more than 7,000 properties a year, across the DMV, Tampa, Atlanta, and Philadelphia. Each file had to name the comps, condition, renovation scope, and margin before it went to sales. I now assess real property for the State of Maryland, applying the required appraisal procedures and statute, reviewing accounts for uniform treatment, and defending the value when it is disputed.
