MD7 embarked on its journey in 2003, born from the vision of Michael Gianni. After extensive discussions with wireless industry leaders in 2002, Gianni identified a crucial shift: operating expenses (OpEx) were becoming as critical as capital expenditures (CapEx) with the anticipated slowdown in explosive subscriber growth. It was clear that as the wireless industry matured and subscriber penetration neared its peak, managing the rent rolls for cell sites would become a paramount concern for operators, as this represented a significant OpEx line item after payroll and backhaul. With this foresight, MD7 was established to pioneer innovative approaches to optimizing wireless real estate, transforming cell sites from mere cost centers into valuable assets. The company set out to develop creative strategies to reduce both OpEx and CapEx associated with these sites.

Over the subsequent years, MD7 navigated various industry cycles, consistently persevering, innovating, and evolving. Some of its initial out-of-the-box ideas gained traction, while others did not, but the company's commitment to shifting the paradigm in managing wireless real estate assets remained steadfast. This dedication has allowed MD7 to grow into a leading global provider of digital infrastructure consulting. The company's services expanded to include negotiating hundreds of thousands of lease agreements, performing site development and modification services on tens of thousands of sites, and achieving hundreds of millions of dollars in rent roll reductions for operators. MD7 also developed comprehensive Lease Administration services, enabling operators to outsource entire nationwide portfolios in Europe, and established a rapidly growing Architectural and Engineering (A&E) and Land Use operation in the USA. Today, MD7 supports operators in multiple industries, including Mobile, EV Charging, and Earth Stations, helping them build a more connected world with a focus on strong partnerships, extreme service, and continuous improvement. The company has established a global presence with its North American headquarters in Allen, Texas, and its international headquarters in Dublin, Ireland, alongside offices in various other European locations.
