I’m a real estate wholesaling and acquisition specialist focused on end-to-end deal sourcing for US-based investors, working remotely with strong consistency and follow-through. I source fixer-upper and distressed properties across all US states using Zillow, PropWire, Bright MLS, Facebook Marketplace, and Facebook Groups. For every lead, I run comparable sales analysis (comps) within a tight radius, estimate renovation costs from property photos (and reach out for missing details), and calculate offers using the 75% ARV minus repairs formula.

I also handle the relationship-heavy parts of acquisition: seller negotiation, presenting offers, and structuring 50/50 non-exclusive Joint Venture (JV) agreements after deal acceptance. On the buyer side, I market contracted properties through InvestorLift and support deal packaging with mass email and SMS outreach, then track buyer interest and communicate changes like price reductions.

To keep deals clean and efficient, I coordinate contract signing, escrow processes, and earnest money collection, and I maintain daily pipeline reporting in HubSpot CRM. I’ve achieved a 70% deal closing success rate, and I bring US time zone availability, independent self-management, and professional English communication to every campaign.
