Tom Gorman
@tomgorman
I build and close industrial real estate acquisitions, capital strategies, and portfolios across U.S. markets.
What I'm looking for
I'm building Blue Lena Capital, an industrial acquisition platform targeting $100M in aggregate portfolio value through a GP/LP private equity vehicle. I've closed $33.5M in single-tenant industrial acquisitions and am negotiating an additional $40.5M of Class B industrial product.
At Manna Capital, I contracted $68.5M of industrial assets across four transactions while maintaining a $58.5M pipeline. I led sourcing, underwriting, financial modeling, due diligence, contract negotiation, capitalization, and post-acquisition asset management for value-add, refrigerated, and long-term NNN assets.
Earlier at Colliers International and Transwestern, I structured and closed major investment and capital-markets transactions, including the $825M State Farm office portfolio and a 6.2M SF industrial portfolio sale for Duke Realty. Across my career, I've completed more than $3B in equity and debt transactions spanning industrial, office, and value-add assets.
I focus on sourcing opportunities, structuring capital stacks, evaluating credit and market risk, and delivering full-cycle disposition strategies across Central and Eastern U.S. markets.
