We are seeking a highly detail-oriented and organized Mortgage Loan File QC Auditor to conduct comprehensive audits of conventional and FHA loan files. The auditor ensures all documentation complies with company policies, investor requirements, and regulatory guidelines, including DU/LP findings and DE Underwriter stipulations. This role is critical in the post-closing quality control process, helping mitigate risk and maintain complete, accurate loan files.

Key Responsibilities

  • Perform thorough audits of conventional and FHA loan files for completeness and compliance.
  • Verify documentation according to DU/LP findings or DE Underwriter requirements, including:
    • Credit Explanation Letters
    • Verification of Rent and Mortgage Payments
    • Verbal and Direct Verifications of Employment (VVOE/VOE)
    • Paystubs, W-2s, IRS Tax Returns, and Transcripts
    • Financial Statements and Profit & Loss Statements
      Bank Statements and Verification of Deposit
      Gift Letters with donor and fund details
  • Audit final loan package items such as:
    • Signed Note and Mortgage documents
      Property Survey and Warranty Deed
    • Homeowner’s and Flood Insurance documentation
    • HUD Forms: 92900LT and Addendum 92900A
    • Final URLA/1003 documents
  • Confirm accuracy of appraisal acknowledgment and pest inspection reports (when applicable).
  • Review Title Policy, Commitment, and Closing Protection Letters.
  • Ensure Lock-in Agreements and Loan Commitments are documented.
  • Validate compliance with consumer disclosures (e.g., Credit Score Notice, Counseling Agency List).
  • Prepare and maintain detailed audit reports highlighting missing or incomplete items.
  • Communicate discrepancies or deficiencies to the appropriate departments for correction.

Skills, Knowledge and Expertise

  • Proven experience in mortgage quality control, underwriting, or loan processing.
  • Strong knowledge of Fannie Mae (DU) and Freddie Mac (LP) automated underwriting systems.
  • Familiarity with HUD/FHA loan documentation and compliance standards.
  • Deep understanding of mortgage documentation requirements and investor guidelines.
  • Excellent attention to detail and strong organizational/time management skills.
  • Effective verbal and written communication abilities.
  • Ideal candidate has worked with brokers or a 3rd party processing company, however, this is not required.
