JOB DESCRIPTION SUMMARY
The Operations Process & Optimization team was formed to help make change easier for Greystar Management Services. Whether it's a new policy, process, or system, our job is to make sure our property management teams and leaders know what's coming, feel ready for it, and can put it into practice with less stress or searching. The Senior Director, Operations Process & Optimization will provide leadership and strategic direction for the Operations Process & Optimization function, overseeing multiple program portfolios, workstreams, and team members that drive operational transformation across property management.This role establishes the strategic roadmap for operational excellence initiatives, builds and leads a high-performing team, and serves as a key thought partner to property management leadership on change enablement and organizational readiness.
Strategic Vision & Roadmap: Define and communicate the strategic vision and roadmaps for operational process optimization and change enablement across property management, aligning with enterprise priorities and property management business objectives.
People Leadership: Build, lead, and develop a high-performing team of directors, managers, managing capacity and workloads while fostering a culture of excellence, innovation, and continuous improvement.
Executive Stakeholder Partnership: Serve as a strategic advisor and thought partner to property management executive leadership, divisional presidents, and enterprise executives on operational transformation and organizational change.
Portfolio Oversight: Provide strategic oversight and governance for multiple, concurrent program portfolios, ensuring alignment, prioritization, and delivery of business value.
Organizational Change Leadership: Drive enterprise-level change management strategies and organizational readiness initiatives that enable the successful adoption of new technologies, processes, and ways of working at scale.
The Senior Director, Operations Process & Optimization will primarily be responsible for supporting Canada property management expansion and workstreams (with occasional involvement in US property management).
JOB DESCRIPTION
KEY RESPONSIBILITIES:
- Define and communicate the strategic vision, multi-year roadmap, and business priorities for the Operations Process & Optimization function
- Build, lead, and develop a team of directors, managers, and program specialists, providing coaching, performance management, and career development
- Serve as strategic partner to property management executive leadership on operational transformation, change enablement, and organizational readiness
- Build and maintain executive-level relationships across property management divisions, Support Services functions, and Enterprise leadership
- Provide strategic oversight for multiple program portfolios, ensuring alignment with business strategy, appropriate prioritization, and optimal resource deployment
- Partner with property management leadership to assess organizational change capacity and manage the volume and timing of initiatives entering the business
- Define success metrics, performance indicators, and value realization frameworks for the Operations Process & Optimization function
- Influence cross-functional strategies and enterprise initiatives to ensure property management operational needs and perspectives are represented
- Drive innovation in operational excellence methodologies, tools, and approaches, staying current with industry best practices
- Represent the Operations Process & Optimization function in working groups, strategy sessions, and enterprise planning activities
- Manage function budget, vendor partnerships, and external resources to deliver on strategic commitments
- Identify and develop strategic partnerships with internal and external stakeholders to advance operational excellence objectives
BASIC KNOWLEDGE & QUALIFICATIONS:
- 10-12 years of related experience in multifamily property operations, process improvement, or organizational change, with at least 5 years in a senior leadership role
- Experience in multifamily property operations with Greystar required
- Bachelor’s degree in business, marketing, project management, or related field from an accredited college or university preferred; MBA or advanced degree strongly preferred
SPECIALIZED SKILLS:
- Extensive expertise in third-party property management operations, service delivery models, and large-scale operational transformation
- Proven track record leading and developing high-performing teams, including directors and managers
- Demonstrated success developing and executing strategic business plans, budgets, and multi-year roadmaps
- Expertise in establishing governance frameworks, prioritization methodologies, and portfolio management approaches
- Exceptional executive presence and communication skills with ability to influence and inspire at all organizational levels
- Strategic thinking and business acumen with ability to balance multiple priorities and competing demands
- Proven ability to drive results through influence in complex, matrixed organizations
- Strong business judgment and decision-making capabilities in ambiguous situations
- Proficiency in strategic planning frameworks, portfolio management tools, and executive reporting
TRAVEL / PHYSICAL DEMANDS:
- Team members work in an office or remote work environment. No special physical demands are required.
- Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
The salary range for this position is $154,000-$180,000.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
