At PROXIMITYPARKS, I monitor asset performance across an institutional industrial and last-mile real estate portfolio. I track NOI, occupancy, lease expirations, and operating KPIs against business plans, budgets, and prior-year results.
I build quarterly valuations in Argus Enterprise and cash flow, scenario, and sensitivity models in Excel, presenting recommendations to the investment committee. I also update property-level business plans and quantify how leasing, vacancy, and capex assumptions affect returns.
I supported the closing of a MXN $1,200 million credit facility and manage ongoing servicing, including lender due diligence, contractual compliance, debt service funding, and cash flow reconciliation. I also built a portfolio reporting layer that automates rent roll, expiration, and performance analytics.
Previously, at JOHNSON CONTROLS (JCI), I owned forecasting, budgeting, and variance analysis for capital projects and rebuilt the Capital Appropriation Request process through end-to-end automation. At GENERAL MOTORS FINANCIAL (GMF), I built a dashboard to track internal controls across Latin American operations and digitized the process in Salesforce.
