Position Summary As a Project Manager of Development at Edged, you’ll play a key role in shaping the development of a rapidly expanding data center platform. You will oversee due diligence, entitlement processes, and permitting activities that facilitate the company's strategic growth initiatives, encompassing greenfield developments, acquisitions, joint ventures, and portfolio optimization. This is a high-impact role for a development professional who thrives in a fast-paced environment and is passionate about the intersection of technology, infrastructure, real estate, sustainability, and finance.
Key Responsibilities
Include but are not limited to:
- Lead due diligence, entitlements, and permitting for multi project data center campuses, ensuring schedule and budget predictability.
- Develop, maintain, and refine multi phased campus master plans to support accurate forecasting in a dynamic development environment.
- Collaborate with internal stakeholders, consultants, and construction teams to deliver integrated site-wide design solutions and capital budgets.
- Identify, communicate, and mitigate entitlement, permitting, and development risks to protect timelines and financial outcomes.
- Prepare and deliver executive-ready monthly predevelopment program and project status updates.
- Develop scopes of work, lead consultant/vendor selection and contract negotiations, and ensure stakeholder alignment on permitting strategies.
- Partner with finance, development, operations, and sales teams to assess financial and operational feasibility of projects
- Represent Edged with AHJs, regulatory agencies, EDCs, and the public while strengthening strategic relationships and development processes
- Collaborate with internal stakeholders to improve forecasting, risk assessment, and return analysis processes
Skills & Requirements Education / Experience
- 5+ years of experience in real estate development, with a strong focus on pre-development and entitlements
- Bachelor’s degree in Real Estate, Urban Planning, Engineering, or related field
- Strong understanding of zoning, land use, permitting, and environmental review processes
- Strong project budgeting skills
- Excellent communication, negotiation, and leadership abilities
- Proficiency in Bluebeam and Microsoft Office Suite
- Ability to travel up to 50% of the time

- Strong ownership over deliverables and adept at pushing through unexpected challenges
- Advanced proficiency in Excel and excellent presentation skills
