Who Are We?

At CMLS Financial, we strike a unique balance: the financial strength of a 50-year industry leader with the energy of a dynamic, fast-paced firm.

  • Growth & Exposure: With over $45 billion in assets under administration, our "booming" business means you gain high-level exposure and real opportunities for career advancement.
  • Supportive Culture: We are professional yet enjoyable. We provide a challenging environment supported by a team that wants you to succeed.
  • National Reach: Work with Canada’s most prominent banks, investment managers, and pension funds from a platform with offices coast to coast.

As an Underwriter at CMLS, your compensation aligns directly with your performance, ensuring your dedication and results are recognized. We are looking for an Underwriter who thrives when given the autonomy to resolve issues independently and guide files through to completion. If you are the type of professional who enjoys digging into the details to find the best path for a deal, we provide the platform and the reward structure to support your long-term success.

Work Location and Language Requirements

Since you will be working on Quebec-based files, we are looking for candidates who are bilingual in French and English. Our preference is for a candidate based in the province of Quebec; however, we are open to bilingual candidates from other provinces as well.

Where You’ll Make An Impact:

  • Adjudicate with Precision & Insight: Assess residential mortgage applications within established authority limits, applying sound credit judgment and a keen eye for risk, while ensuring full adherence to regulatory and internal policies.
  • Take Ownership of the Pipeline: Manage your end-to-end file pipeline with a focus on speed and accuracy, ensuring conditions are met and deals close on schedule in a high-volume, high-performance environment.
  • Act as a Proactive Partner: Move beyond "process-oriented" underwriting by identifying missing information early and proactively engaging with brokers to resolve complex issues, ensuring a frictionless experience.
  • Deliver Solutions, Not Just Decisions: Use your expertise to provide clear, solution-focused communication to broker partners, even when the answer is complex, to maintain and strengthen those essential business relationships.
  • Cultivate a "Done Right" Standard: Maintain rigorous due diligence on every file, ensuring all documentation and conditions are airtight before signing off, reflecting a commitment to quality that protects the firm’s portfolio.
  • Drive Continuous Improvement: Actively contribute to our growing business by identifying process efficiencies and mentoring team members, maintaining a "can-do" attitude that thrives in a fast-paced lending landscape.

What We Value:

  • 5+ years of experience in residential underwriting, experience working in a Credit Union, Monoline, or similar institutional environment will be considered an asset.
  • You don’t take files at face value. You are the type of underwriter who digs into the details, asks clarifying questions, and looks for the "how" rather than just settling for a "no."
  • You thrive in a high-volume environment. You are organized, self-driven, and take pride in managing your pipeline efficiently without sacrificing quality.
  • You operate as part of a team. You are comfortable mentoring others and working across departments to move deals across the finish line.
  • You can handle broker inquiries with professionalism, even when the conversation is difficult. You build loyalty by being transparent, responsive, and solution-oriented.
  • Bilingualism in English and French is a must.

Supporting Your Life at CMLS:

  • Compensation: We offer a competitive base salary and variable bonus structure to reward your performance.
  • Health & Wellness: Comprehensive insurance (Drug, Vision, Dental) & Health and Wellness Spending Accounts.
  • Mental Support: 24/7 unlimited access to telemedicine, EAP, and mental health services for you and your family.
  • Time Off: 4 weeks paid vacation, 8 flex days, and all statutory holidays.
  • Future Planning: RRSP Matching Program to help you build long-term wealth.
  • Family Support: Robust Maternity and Parental Leave Top-Up programs.
  • Professional Growth: Education reimbursement, mentoring, and continuous training.

Equal Opportunity Employer

Disability-related accommodations are available on request for candidates taking part in all aspects of the selection process.

View company profile

CMLS Financial stands as one of Canada's largest independently owned mortgage services companies, proudly serving as 'Canada's Mortgage Company' for over five decades. Founded in 1974, the company has grown from humble beginnings with just two employees to a national powerhouse with offices coast-to-coast, including Vancouver, Calgary, Edmonton, Winnipeg, London, Toronto, Ottawa, Montreal, and Halifax. What differentiates CMLS Financial from other mortgage providers is its Customer Forward approach - a promise to put client needs ahead of the company's own, whether working with residential homeowners, commercial borrowers, institutional investors, or funding partners.

With over $45 billion in assets under administration as of 2023, CMLS Financial has established itself as a trusted partner for Canada's most prominent banks, investment managers, insurance companies, and pension funds. The company offers a comprehensive suite of services spanning commercial lending, residential mortgages, and institutional services including mortgage servicing, capital markets solutions, and asset management through its CMLS Asset Management subsidiary. In June 2024, CMLS Group announced its acquisition by nesto, a leading fintech mortgage company, positioning the combined entity to build Canada's mortgage ecosystem of the future while maintaining CMLS Financial's commitment to exceptional service and innovative mortgage solutions.
