About Us

Arboreal Management is the property management arm of Great Expectations, a mission-driven real estate investment firm focused on providing affordable, innovative, and profitable housing across the Pacific Northwest. We manage a growing portfolio of multifamily and mixed-use properties and prioritize collaboration, data-driven decision-making, and community-focused service.

Our finance team is small, nimble, and committed to accurate, timely accounting that supports operational excellence and sustainable growth.

About the Role

We’re hiring an Accounting Specialist with solid experience in construction accounting to support our centralized finance operations. This is a remote position that will partner closely with project managers, property managers, and third-party vendors to ensure accurate project cost accounting, timely vendor payments, and clear financial reporting.

What You’ll Do

  • Process and code construction-related vendor invoices, subcontractor payments, and change orders in the general ledger

  • Reconcile job cost and project accounting sub-ledgers to the general ledger on a regular cadence

  • Prepare and post journal entries, including accruals, reclassifications, and project closeouts

  • Coordinate with Project Mfanagers to obtain documentation for invoices, lien waivers, and certified payroll as needed

  • Maintain and monitor construction budgets, track commitments, and report variances

  • Support month-end close activities and assist with preparing project-level and consolidated reports

  • Assist with accounts payable functions, vendor setup, and 1099 preparation related to construction vendors

  • Help improve and document accounting processes, internal controls, and systems related to job cost tracking

What You Bring

  • 3+ years of accounting experience with demonstrable work in construction or project-based accounting

  • Proficiency with job cost accounting concepts: WIP, retainage, commitments, change orders, and project closeouts

  • Experience with accounting software (e.g., QuickBooks, Sage 100/300, Viewpoint) and strong spreadsheet skills

  • Comfortable working remotely with strong written and verbal communication skills and the ability to collaborate across teams

  • High attention to detail, excellent organization, and the ability to manage multiple projects and deadlines

  • Ability to analyze variances, identify issues, and recommend corrective actions

  • Bachelor’s degree in Accounting, Finance, or equivalent experience preferred; CPA or pursuit of certification is a plus

Compensation & Benefits

  • Professional development and career growth opportunities

  • A collaborative, mission-aligned team culture

  • Fully Remote

  • Long term engagement

Arboreal Management is a Seattle-based property management company dedicated to providing well-maintained, affordable apartment homes across the Pacific Northwest. Founded with the goal of elevating standards in affordable and workforce housing, the company has grown from operating micro-housing communities to managing thousands of apartment homes across the region.

Today, Arboreal manages more than 6,000 homes across seven cities in the Pacific Northwest, including Seattle, Tacoma, Portland, and surrounding areas. The company operates both market-rate apartments and income-restricted housing through programs including LIHTC, MFTE, MHA, Section 8, and the Amazon Housing Equity Fund. Their portfolio spans from newer urban buildings to established neighborhood properties, serving residents across a range of incomes, household sizes, and life stages.

The company was built on a cost-effective operational model that pairs strong site teams with deep offshore support and a modern, AI-enabled technology platform. This foundation allows Arboreal to operate complex, income-restricted communities at institutional standards. After proving the model within Great Expectations' portfolio, the company opened its doors to third-party owners in 2023 and has since earned a reputation for turning around distressed properties, improving collections and compliance, and building teams that stay.

Arboreal Management's mission is to deliver exceptional property performance and a consistently high-quality resident experience, regardless of the building or budget. The company is affiliated with Great Expectations, a Northwest-based affordable housing developer, and Root & Branch, a nonprofit that provides direct services to residents.
